The redevelopment of a family-style restaurant in the Canyon Heights neighbourhood that served as an institution to the North Shore for over 40 years. New mixed-use development brings back a new and improved restaurant to its former glory while incorporating family style townhouse and condominiums, with a focus to providing housing options for young families and downsizers in the neighbourhood.
We were challenged by the fact that the existing zoning permitted higher densities and heights, however, due to unexpected political roadblocks, we were left to appease city staff/council and the largely vocal opposition to our development in the immediate area.
Losing trees also presented a challenge - we created a landscape plan that was sympathetic to the loss of several large trees.
We created a building design that engaged the neighbourhood while maintaining a sense of safety and security for residents, and an interior courtyard that gave the residents a sense of community. The front of the building provided activity and the start of the High Street...the heart of the Lynn Creek Town Centre.
We recommended a number of traffic calming initiatives to minimalize the risks when residents exited specific hot spots.
Our main success was creating a new restaurant and allowing a long-standing community institution over 40 years to continue serving North Shore families and operate in the same location.
We also hope to improve:
- The visual and traffic impact the existing restaurant imposed to a prominent and high-traffic intersection.
- The overall feel and character of the block with a development that ties in with a predominantly single-family neighbourhood.
- The supply of larger family-sized units to encourage young families to move back to the neighbourhood that otherwise would have been unaffordable.
